FBCAD Tax Parcels

Fort Bend County is the premier destination to live in the Houston area. Exclusive neighborhoods, quaint rural towns, great schools, and an escape from the urban sprawl of Harris County, Fort Bend has everything that a person could desire. This in-demand nature has been a big reason why the county has suffered some of the highest property taxes in Texas, and the Fort Bend Central Appraisal District (FBCAD) has reaped record revenue from the county.

The only way a taxpayer can defend themselves from FBCAD’s aggression is to use a property tax appeal. Almost a third of the county already uses this on an annual basis, and with a worsening housing crisis, more will in the future. FBCAD Total Number of Parcels in District

All property in Texas is broken down into units called parcels. These parcels act as units of measurement that can then be classified, taxed, and collected by FBCAD. As of 2024, there were 426,200 parcels in Fort Bend. With 59 full-time appraisers, this means that each member of FBCAD must survey 7,223 parcels. Every parcel has been appraised since 2017, but it is hard to say with what accuracy. The number of successful property tax appeals each year would indicate that most of the appraised numbers are incorrect to some degree.

FBCAD - Total Market Value for All Property

There are certainly much larger counties in Texas, but few pack as much value into a small space as Fort Bend does. It was estimated that the total market value of all property in the county was $169.80 billion in 2024. That would equate to $398,397 for every parcel, some of the most expensive land in Texas. The total market value of the county has increased 173.39% since 2014.

The primary reason for the mammoth value is single family homes. $118.69 billion of the total value is thanks to single family homes, a huge portion of the total value. These homes are quickly increasing in value and are the main reason for total growth. Commercial properties added $20.49 billion, while multi family homes were responsible for $5.92 billion in value. Industrial and related properties just edged out commercial properties for the No. 2 spot with $20.70 billion, though the two historically swap places on occasion.
